Recorded after missed payments. The lender has formally started the process. You still own your home.

California requires at least three months after the Notice of Default before a sale can be scheduled.
- 3Notice of Trustee Sale
Sets the auction date, at least 20 days out. Sales are often postponed, but you cannot count on it.
- 45 business days before the sale
Your legal right to catch up the missed payments (reinstate) ends. After that, paying off the full loan or selling are the main paths.
- 5Trustee sale
The home is sold at auction. Money left over goes first to costs and other lienholders, so selling before the auction usually keeps far more in your pocket.
